Knitting Mill Apartments
Knitting Mill Apartments and Senior Center is a transformative project that repurposes a historic knitting mill into 100 units of senior housing at 69 Alden Street, Fall River, MA. This adaptive reuse initiative was supported by a comprehensive funding package from the MA Division of Housing and Community Development (DHCD), including 9% Low-Income Housing Tax Credits, MA HOME Funds, HSF, NFIT, and AHTF funds. Additional financial support came from Federal and State Historic Tax Credits, State Tax Credits, and a $1.2 million contribution from the City of Fall River in HOME funds.
The development includes 74 one-bedroom and 26 two-bedroom apartments. To enhance affordability, DHCD allocated 8 units for the MA Rental Voucher Program and 8 units for Section 8 assistance. The $27 million final construction budget also supported the creation of a new senior center, leased to the Fall River Council on Aging, and a medical education center, leased to Health First Family Care Centers.
Amenities at Knitting Mill Apartments feature community rooms on each floor, two elevators, video door entry and intercom systems, an exercise room, central laundry facilities, off-street parking, and on-site management. The building includes 4 barrier-free accessible one-bedroom units, 2 barrier-free accessible two-bedroom units, and 2 sensory-impaired one-bedroom units.
Construction was completed in the fall of 2019, marking the successful conversion of the historic mill into a vibrant and supportive community for seniors.
