Mariner Towers
Mariner Towers, formerly Maryner Towers, is a comprehensive 292-unit family housing project located in the City of Buffalo. The complex offers a variety of living options, with 204 units in four seven-story tower buildings and 88 units in seventeen two-story townhome buildings. The available apartments include one-, two-, and three-bedroom layouts.
The substantial rehabilitation of Mariner Towers, completed in March 2014, was a significant effort facilitated by a collaboration between NYS HFA, Raymond James Tax Credit Funds, Inc., the City of Buffalo, the Federal Home Loan Bank, and NBT Bank. This preservation project was funded through a combination of HFA Tax-Exempt Bonds with 4% Low-Income Housing Tax Credits (LIHTC), a HCR subsidy loan, a Homes for Working Families grant, a Federal Home Loan Bank award, HOME Funds from the City of Buffalo, and a seller’s note.
Key upgrades included new kitchens and ENERGY STAR appliances, modernized bathrooms, new windows and doors, updated flooring, roofing, elevators, and masonry work. Health and safety improvements featured the installation of a sprinkler system in the tower buildings and extensive environmental abatement throughout the site. The project also included repaved parking lots, enhanced landscaping, new sidewalks, fencing, and updated signage, which now proudly displays the "Mariner" name, marking a new chapter for the community.
